We provided this service for a prominent worldwide brand that acquired an existing property and redeveloped it into a premier beach resort worth over $100M.
Our assistance with the due diligence and transaction process facilitated a smooth acquisition and redevelopment. Post acquisition, we offered an operational and financial review to ensure that the property’s business processes were in place and accurately reflected the goals that the owners wanted to achieve in the short and long term.
We worked with the management company to define a forward looking plan and business strategy for the future that included potential future renovations, attractions and guest services. We prefer to have a hands-on approach when working with our clients so that we fully understand the business and can support the management team where needed.
In addition to improving back-end procedures within the hotel, we also provided oversight of $75M refurbishment of the hotel including all Food and Beverage outlets within the property. These improvements helped modernise and distinguish the existing offerings.
After the acquisition process ended and refurbishments were complete, Asil remained involved in the resort by offering ongoing asset management and owners representation. One client, located in the Middle East, contracted our team to perform asset management and owner representation for his property in the Cote’ D’Azur. We provided full management support in many specialisations including, but limited to sales and marketing, revenue management and financial oversight.
In addition to managing the day-to-day owner responsibilities, we also set the groundwork for a successful future through a five year strategic plan that included ongoing facility improvements.
Through the course of Asil’s owner representation, the property saw year-on-year performance improvements due, in large part, to our proactive sales and marketing efforts and growth of RevPar through effective revenue management and realignment of the business mix.
Asil Consulting offers portfolio advisory services to help our clients better manage their investments. We can take a complete asset management role by handling all aspects of the process or assist on a smaller scale with duties such as attending board meetings on our client’s behalf.
One of the clients we’ve provided this service to is an Asian family office with investments in over 20 hospitality projects and assets totaling over $1bn. We developed a financial reporting structure and implemented best practices from the property through to the ownership level.
We offered proactive asset management of key branded and non-branded assets which included owner representation at hotel board meetings. In addition, we ensured the client’s assets continued to appreciate by regularly reviewing ongoing developments and capital improvements at properties.
Asil Consulting offers design and concept development for new or renovated facilities.
In Marrakech, Morocco, we supported an owner in the concept development of a 30 acre resort site consisting of a hotel, spa, golf course, residential villas and other amenities. Our team assisted in development of a full concept rebrand of the destination resort. We oversaw the hotel operator selection process by shortlisting candidates and negotiating the management agreement. Once the hotel operator was in place, we worked together to develop a three year business plan for the resort. To fund this venture, we assisted with securing development finances of 60M Euros ($67M USD).
In addition, we collaborated with the operator to develop a future Food and Beverage extension and other experimental concepts. After the resort opened, we continued our relationship through ongoing owner support.
Asil Consulting offers operational advisory services for clients who would like our team to manage day-to-day business and strategic development of their property.
We offered this service to a Member’s Club based in London with developments in the Americas and Asia. In our work with this client, we developed a strategic plan that outlined the concept and brand definition for the club. We also offered Food and Beverage advisory, through our Absolute Culinary branch to create a fresh and unique bar concept.
To ensure the continued success of the club, we created a membership acquisition and development plan. We worked with other industry leaders to develop affiliate and partnership relationships with luxury and travel brands and services to offer high-end options at the club.
In addition, we supplied non-executive board representation for the duration of the deployment plan.
